The new 12-hole course officially opened in late May, completing a major component of the transformation of Chatswood Golf Club into Newgreens Chatswood – a contemporary precinct bringing together golf, retirement living, wellness and community facilities.

For Pariter, which partnered with Chatswood Golf Club and Watermark Living to deliver the redevelopment, the milestone represents much more than the opening of a new golf course. It demonstrates what can be achieved when property development is used as a catalyst for the renewal and long-term sustainability of established community assets.

From an uncertain future to a renewed club

The transformation follows almost a decade of planning to address some significant challenges facing Chatswood Golf Club.

Like many established golf clubs, Chatswood was confronting declining membership, increasing operating costs and ageing infrastructure. Its former 18-hole course was also constrained by the relatively compact site, including crossover holes that created operational and safety challenges.

The Club recognised that maintaining the status quo was unlikely to provide a sustainable future.

In partnership with Pariter and Watermark Living, a new model emerged: redevelop the existing clubhouse and car park area to create a premium retirement living community, while reinvesting in the golf course and Club facilities.

Importantly, the residential development was concentrated on the Club's existing built areas rather than its playing space, preserving the golf course's green space while creating an opportunity to fund its renewal.

The result is Newgreens Chatswood.

A new approach to golf

At the centre of the renewed precinct is a reimagined 12-hole golf course designed by Neil Crafter.

Rather than attempting to fit 18 holes back onto the constrained site, the redevelopment prioritised 12 higher-quality holes, addressing the crossover and safety issues of the previous layout while creating a more contemporary golf experience. Alternative tees allow golfers to extend their round, while the shorter format provides greater flexibility for those looking for a more time-efficient way to play.

The approach reflects broader changes occurring across the sport, as clubs consider how their facilities can appeal to traditional members while also becoming more accessible to new generations of golfers.

Golf, retirement living and community in one precinct

The renewed golf course forms part of a much broader transformation.

Newgreens Chatswood incorporates a new contemporary clubhouse alongside Watermark Residences, comprising 106 retirement living apartments overlooking the course and surrounding landscape.

The clubhouse broadens the Club's offering beyond golf, with dining, wellness, recreation and community spaces designed to serve residents, members and the wider community.

This integration was fundamental to the vision for the project.

Rather than viewing retirement living and the golf club as separate uses, the precinct brings them together in a way that creates shared amenity and introduces additional activity and diversified income streams to support the Club over the long term. The Club itself identified that diversification as an important part of moving away from reliance solely on golf-derived income.

A model for the future of community clubs

The completion of the golf course brings to life a vision that began years before construction commenced.

It also demonstrates a broader opportunity facing golf and community clubs across Australia.

Many clubs hold significant land and have deep connections to their local communities, but are simultaneously managing ageing facilities, changing membership patterns and increasing financial pressures.

Through carefully considered partnerships, there is an opportunity to unlock part of that value without losing the identity or purpose of the club itself.

At Chatswood, retirement living became an enabler of renewal – helping facilitate investment in the golf course, clubhouse and broader precinct while creating new housing for an ageing local population.
